What Could Louisiana's Growing Space Industry Mean for Real Estate?
Housing, land, infrastructure, and commercial demand are all worth watching as new investment arrives.
Louisiana Economic Development says SpaceX's planned Starbase, Louisiana campus in Vermilion Parish represents a $100 billion investment, expected to create 3,000 direct jobs over the next 10 years with an average annual salary of approximately $92,600. Construction alone is projected to support more than 34,500 jobs at peak activity.
Numbers like that raise an obvious question for anyone watching South Louisiana real estate: what actually changes on the ground?
Housing demand, in stages
Construction-phase workers and long-term operational employees tend to have different housing needs. Some may be temporary. Others will be looking to put down roots. Either way, that's demand that didn't exist in the region before.
Commercial and industrial space
SpaceX has joined Source Louisiana, opening a pathway for Louisiana suppliers, contractors, and service providers to compete for project-related work. Large industrial projects tend to pull an ecosystem of vendors in behind them, and that ecosystem needs warehouses, fabrication space, and flex office space to operate out of.
Infrastructure first
Real estate tends to follow infrastructure. The Louisiana Department of Transportation and Development is currently evaluating road and bridge needs, including possible improvements to Highway 82, and new utility infrastructure is required to serve the site. Neither process is finalized, but both are worth watching, since infrastructure planning often reshapes what's viable nearby well before it's obvious.
